“Noida: Current face of Developed India”, Said Sachin Arora

Noida is one of the major real estate centers in northern India, known for being a mix of real estate, also known for manufacturing and service industries. Good connectivity, solid infrastructure and convenience are some of the key factors that attract buyers. Compared to Delhi, which has already reached saturation point in terms of real estate growth, Noida, a green zone, is more accessible for buyers. The expansion of metro services in Noida a few years ago made the location even more attractive to buyers. Today, Noida has several inventories ready for relocation.

Sachin Arora, Director at Investors Clinic Infratech Private Limited, said that “In recent years, the real estate landscape in Noida has changed a lot. With residential properties and a variety of housing formats to choose from, Noida has many choices to offer end-users and investors. Noida has always had better infrastructure than most other suburbs in the National Capital Region. Hence, the reality of Noida is now more preferred than Ghaziabad, Faridabad, Gurgaon.”  The Noida metro system already has the longest metro system in Delhi (compared to other neighbour cities) which is only expected to grow. Improved connectivity allowed the first industrial sectors to be surrounded by countless collective housing projects around the world. Sachin Arora added, “Additionally, DND’s quick and easy access allows Noida’s various chic shopping malls to extend its watershed across the river to Delhi. The Noida-Greater Noida Expressway and its connection with DND provide the best possible connectivity from Delhi also well connected to South Delhi via an expanded new Kalindi bridge over Yamuna. This has led Expressway to become a good-market of choice for office occupants. The various underpasses and the roadway have improved accessibility in Noida.” Thus, almost all residential projects show good employment within 12-24 months of their entry into operation. Finally, the new Noida International (Jewar) Airport could prove to be the biggest glimpse of reality in Noida by removing the age-old problem of distance from IGI.

Concluding, Noida is emerging as one of the most attractive locations in the National Capital Region for value-based returns through rapid development of real estate and infrastructure, improved connectivity and proximity strategies with Yamuna Expressway, Blue Line Metro Corridor, Metro Aqua Line, Delhi Noida Direct Flyway and the Noida Greater Noida highway has become one of  Delhi’s most popular destinations for new-age buyers and investors. The future Jewar airport with its six proposed runways will make it the largest airport in Asia. Noida will be a short distance from over the globe due to facilitate access of international airports. We are seeing considerable interest and adoption in this city for high-quality developments.  The city’s solid physical infrastructure, the availability of low-rent commercial-grade projects and the presence of many top commercial developments helps to strengthen the profile.

“Another factor that has contributed to the growth of Noida is that several companies have chosen Noida over other parts of  NCR to start their businesses. The maximum investments from out of the country which came to UP under the Make in India concept, majorly came to Noida. Therefore, young professionals from neighboring regions prefer to stay in Noida either with rented accommodation or to buy a house due to a fair cost of living.“, Concluded by Sachin Arora. The chic shopping malls that have emerged in Noida have also led to the growth of the retail market in Noida. Going forward, the region will remain an entry point for global information technology (IT) companies and other important industries. Recently, more and more millennials have moved to Noida. as the preferred choice for buying a home. Because the city has all the modern conveniences that a buyer looks for before buying a home. The key things that influence the decision to buy a home are accessibility, connectivity, location. , employment opportunities and the environment. Fortunately, all of these factors are currently favoring Noida. Real estate in Noida is cheaper than Delhi and Gurugram. The city is well connected with other parts of the NCR via KGP and KMP (which is also known as eastern peripheral expressway and western peripheral expressway). It connects Noida to other Satellite cities of Delhi, Sonipat, Ghaziabad, Palwal, Manaesar, Rewari, Rohtak, Baghpat with a signal free drive. It is also witnessing the expansion of the metro network and the widening of roads.
